Signs Your Water Heater Needs Attention

Most water heaters give you warning before they fail outright. Catching it early usually means a repair instead of an emergency replacement and a flooded garage.

• No hot water, or it runs out fast. Often a failed heating element, thermostat, or a tank that has filled with sediment.
• Water pooling around the base. A leaking tank cannot be repaired — it needs replacement, and sooner is cheaper than after it lets go.
• Rumbling or popping sounds. Sediment buildup, which makes the unit work harder and shortens its life.
• Rusty or discolored hot water. Usually corrosion inside the tank or a spent anode rod.
• The unit is 10–15 years old. Past that point, replacing on your schedule beats replacing on its schedule.

1. We look at the existing unit, your gas and water connections, and the space, then give you a firm price before any work starts.
2. The old heater is drained, disconnected, and hauled away.
3. The new unit is set, connected, and vented to California Building Code specifications.
4. We fill, fire, and test the system, then walk you through the shutoff and basic maintenance before we leave.

What It Costs, and What Changes the Price

A standard 40-gallon replacement starts at $2,500 installed — any major brand, tank included, done to California Building Code. We'd rather tell you up front what moves that number than surprise you on the invoice.

What can push the price up:

• Where the unit sits. A heater in an open garage is straightforward. One up a flight of stairs, in a crawlspace, or wedged into a tight closet takes longer and sometimes takes two people.
• The condition of your gas line. If the existing line is corroded, undersized, or damaged, it has to be replaced — we won't connect a new heater to a bad gas line.
• Size and type of unit. Larger tanks cost more, and tankless systems can need gas line or venting upgrades on top of the unit itself.
• Bringing the install up to code. Older setups sometimes need seismic strapping, venting corrections, or connection upgrades to pass.

We look at all of this before quoting, and the price we give you is the price you pay unless we find something hidden — in which case we stop and talk to you first.
